El Salobre Golf adapts planning to prioritize residential use over hotels

The El Salobre Golf development, located in San Bartolomé de Tirajana, has begun the process of transforming a hotel-use plot into residential land for vacation villas.

The complex's management entity has noted a downward trend in demand for new hotel establishments in this area, which is located away from the coastline. After three decades of development, the promoters have chosen to adapt the municipal General Development Plan to respond to the sector's actual viability, where single-family homes have shown greater market interest.
The modification affects a 44,730-square-meter plot, which will be subdivided into two independent units. Although the change of use allows for the construction of permanent or vacation homes, the project maintains the current building capacity limits. Future buildings must meet specific requirements, such as the inclusion of swimming pools, garden areas, and a maximum height of two floors above ground level.
The procedure, which has been undergoing the Simplified Strategic Environmental Assessment since May 19, 2025, is currently in a 45-day public exhibition phase following its publication in the Official Gazette of the Province of Las Palmas. The final proposal was adjusted following municipal instructions, eliminating the creation of new internal roads to avoid increasing the load on existing service networks.
