The resolution, issued by the General Directorate of the Coast and the Sea, allows the local government to consolidate the management of this strategic area. This agreement concludes an administrative process initiated years ago to resolve the legal status of the land, which had been affected by the 1995 maritime-terrestrial boundary.
The new legal framework authorizes the maintenance of current uses, including terraces, pedestrian walkways, and green areas. Additionally, the City Council will be able to carry out conservation and modernization works, provided they comply with the surface and height limits established by current regulations.
As part of the conditions, the council must correct unauthorized occupations, such as those encroaching on the promenade near the Maspalomas Dunes or obstructing pedestrian traffic in the central square. These measures aim to improve accessibility and legal certainty for the establishments.
Furthermore, the resolution grants the municipality a preferential right for sixty years to request new concessions in the area, strengthening long-term planning capacity for this tourist enclave in Gran Canaria.
