The net investment amounts to 982,058.75 euros, rising to 1.05 million euros with VAT. The primary objective of the intervention is to renew the building's equipment, ensuring its hospitality and viewpoint activities can continue in adequate conditions of safety, functionality, and maintenance, without increasing the building's size.
The renovation addresses the widespread deterioration of the property, particularly its exterior envelope, which shows paint chipping, cracks, and persistent humidity. Sanitation, plumbing, electrical, ventilation, and fire protection systems will be updated, adapting the building to the Technical Building Code (CTE) regarding safety, health, energy efficiency, and accessibility.
Landscape integration will be enhanced with a new chromatic treatment for the facades, using neutral, grayish, and earth tones. The terrace-viewpoint will feature a solar control system with large, uniformly colored umbrellas. Thermal insulation, double-glazed exterior carpentry, and interior flooring will also be renewed.
The works include the refurbishment of the interior and exterior bars, the grill area, and the improvement of the access tunnel, the viewpoint terrace, the cave kiosk, and the cistern. The latter will receive new tanks to correct water losses.
The project also includes updating ventilation and fire protection systems, as well as incorporating energy-saving measures such as LED lighting and presence detectors. The intervention was unanimously approved by the Cabildo on June 26.
