Social Housing Shortage in Tenerife: 668 Homes Under Construction for 4,400 Applicants

The supply of official protection housing on the island is progressing slowly, leaving thousands on a waiting list amidst growing demand.

The Island of Tenerife is experiencing a significant gap in its public housing supply, with only 668 properties under construction compared to a waiting list of 4,400 applicants, according to recent data from the Canary Islands Government.

The situation of official protection housing in Tenerife reveals a stark contrast between ongoing projects and high demand. Although progress is being made in various locations across the island, thousands of citizens continue to await a housing solution.
The Ministry of Public Works, Housing and Mobility has detailed that the 668 homes currently under construction are distributed in municipalities such as La Orotava, Santa Cruz de Tenerife, Arona, Adeje, and Icod de los Vinos. An additional 493 units are in the planning phase, located in Buenavista del Norte, El Sauzal, Santiago del Teide, Güímar, Los Realejos, Guía de Isora, El Rosario, Granadilla de Abona, and Adeje.

The total of over 1,100 homes, including ongoing works and projects, reflects a boost in public promotion. However, execution and delivery times dilute their immediate impact. Some of the most advanced initiatives, such as the 100 homes in La Gallega (Santa Cruz) by Visocan, 31 in Buenavista del Norte, and 65 by the Canarian Housing Institute (Icavi) in La Orotava, have not yet been completed.
The Cabildo de Tenerife recently approved the contracting for the construction of 47 public housing units in Granadilla de Abona, in the Los Hueros area, with an investment exceeding 9.6 million euros. This project, named Cuevas Cho Portada, will be processed urgently to expedite its commencement.
Inter-administrative collaboration is crucial in these projects. The Cabildo de Tenerife and Icavi cooperate in funding, with the island institution contributing 40% and the regional body the remaining 60%. Additionally, the Cabildo has tendered 111 homes in La Victoria, Arafo, Granadilla, and El Sauzal, and has awarded works for 191 homes in Santiago del Teide, Los Realejos, El Rosario, San Miguel, and Güímar.
Access to these homes is regulated by the Canary Islands Government, with updated requirements this year. These include being of legal age, residing in the Canary Islands, and proving at least four years of continuous registration. Family income must not exceed five times the IPREM, and no family member can own another home, except for justified exceptions.
