Arauz (Telde) Takes Off: Green Light for 31 Homes After Years of Blockade
The Local Government Board approves the first major construction permit in the area, marking the start of its urban development.

The Arauz development in Telde begins its progress with the approval of a permit to build 31 homes, commercial spaces, and garages, ending a long period of administrative paralysis.
The Arauz sector in Telde is consolidating its urban revival with the granting of a major construction permit. The Local Government Board has authorized the construction of a building that will include 31 homes, two commercial premises, 22 garage spaces, and 32 storage rooms on José Benítez Calixto street, corner of Gunther Kunkel street. This is one of the first residential developments to receive approval in the area after years of administrative and urbanistic blockade.
The permit, promoted by the entity Gratec SA, represents a significant step in the recovery of one of Telde's key expansion areas. The City Council is currently completing the works that will allow the definitive urbanization of the sector, which had been paralyzed for over two decades.
The Urban Planning Department, led by Desirée Hernández, processed the authorization after obtaining favorable technical and legal reports. The project includes a building with a semi-basement and five floors, covering a built area of over 3,600 square meters, and is compatible with the current state of the sector's infrastructure.
This approval demonstrates Arauz's growing attractiveness for residential investment and confirms that the de-blocking measures promoted by the City Council are already generating concrete actions. It is expected that, as the urbanization works progress, more applications will arrive to develop plots that had remained inactive.
In parallel, the Roads and Works Department, coordinated by Iván Sánchez, is in the final phase of infrastructure works. These include improvements to the road network, sidewalks, sanitation, water supply, drainage, telecommunications, and public spaces, essential for definitively completing the urbanization and the planned residential development.
Municipal reports indicate that the urbanization works are in a very advanced stage, with final reception expected in the coming months. This has allowed the simultaneous execution of urbanization and construction to be authorized, although the homes cannot be occupied until the urbanization is fully received and operational.

The approved permit marks one of the first visible results of Arauz's recovery process, a sector that was conditioned by the lack of urbanization for over two decades. With works in their final phase and the first developments receiving municipal authorization, the area is positioning itself as a major residential growth space for Telde in the coming years.
