The construction company Construplan, Construcciones y Planificación SL, will be responsible for finishing the development of 74 protected homes in Tamaraceite Sur, in Las Palmas de Gran Canaria. The project, currently 30.12% complete, will require an additional 13 months of work before it can be added to the public rental housing stock of the capital.
Geursa has awarded Construplan the pending works for 9,896,612.18 euros. The tender was initially for 10,768,892.47 euros and received four offers. Notably, Construplan was also the original contractor when construction began in 2023.
The building's structure is largely complete, but a significant portion of the project remains. The new contract includes structural reinforcements, enclosures, facades, carpentry, finishes, and most of the necessary installations to complete the homes and make them operational.
The development is being built on a municipal plot of approximately 2,500 square meters in Tamaraceite Sur. The building will have six floors above ground, a basement level, two entrances, and four elevators. The project includes 74 protected homes, 20 storage rooms, and a community space.
The apartments will be distributed across nine different typologies, with two to five bedrooms, and three will be adapted for people with reduced mobility. The building will also feature aerothermal systems for domestic hot water and a photovoltaic installation for self-consumption.
The project commenced in 2023, with an initial contract awarded to Construplan for 8,535,961.47 euros. The groundbreaking ceremony in December of that year marked the start of an initiative aimed at expanding the capital's social rental housing supply. However, the works did not meet the initially planned schedule and remained stalled for over a year, with the overall progress now at 30.12%.
The new contract stipulates a 13-month execution period from the effective start of work. The formalization of the award and the resumption of construction are the immediate next steps.
In 2025, Geursa launched an internal investigation into the processing of the project, forwarding its findings to the Provincial Prosecutor's Office of Las Palmas. This investigation was closed by the Prosecutor's Office on May 7, 2025, as the reported facts were deemed insufficient to constitute a criminal offense.
The completion of the homes will be financed by the Recovery, Transformation, and Resilience Plan, through European Next Generation funds managed by the Canary Institute of Housing, supplemented by Geursa's own resources.
