Recent data, obtained from specialized portals, reveals that the cost per square meter has maintained a constant increase since 2021, reflecting the growing pressure on housing supply in the Gran Canarian capital. This upward trend highlights market tension, where demand continuously outstrips available supply.
In just five years, the market's evolution has shifted from moderate levels to record figures. In 2021, the average price stood at 9.9 euros per square meter. Since then, the progression has been upward: 10.7 euros in 2022, 11.7 euros in 2023, and 12.9 euros in 2024.
The most significant jump has been recorded in recent years. In 2025, the average price reached 14.0 euros per square meter, and by April 2026, it stands at 14.5 euros, establishing a new maximum. This represents an increase of over 4.5 euros per square meter in just five years, underscoring the growing difficulty in accessing rental housing.
The rising cost of rent in Las Palmas de Gran Canaria is due to a combination of factors that have reduced supply while demand continues to grow. The scarcity of housing for residential rental is key, as many owners have opted for holiday or temporary rentals, attracted by higher profitability. This is compounded by increased demand from residents and new tenants, as well as rising construction costs and a lack of affordable housing.
As a result, accessing housing in the Gran Canarian capital is increasingly difficult for many families and young people, especially in neighborhoods with higher market pressure. The combination of supply scarcity, the boom in holiday rentals, and increased demand continues to strain a market that shows no signs of becoming more affordable.
